J4 Development, a multifamily renovation general contractor, announces completion of a 175-unit $8.7 million affordable housing project in Nevada. As part of the HUD’s 221(d)(4) Program the project entailed a complete reposition of the entire property, including all new site work, flooring, lighting, cabinets, mechanical, electrical, plumbing, interior and exterior upgrades and the addition of onsite laundry facilities. The reposition also included significant ADA upgrades in addition to the installation of energy conservation features such as solar panel driven water heater systems, ENERGY STAR® appliances, high-efficiency lighting, water-saving fixtures, low-emitting VOC building materials and enhanced insulation. All materials and products used were ENERGY STAR® rated. These energy conscious installations and updates are expected to significantly reduce tenant’s monthly expenses, a feature of vast importance in moderate and low-income housing communities.

The project, located just a few blocks away from the Las Vegas strip, maintains much needed affordable housing in the Vegas market, allowing tenants short commutes to working centers. The project was completed, and tenant occupied in less than one year. “One of the many well received updates was the installation of a turf-based playground that gave the children in the community a safe place to play,” Project Manager Dustin Bailey explained.
