Account Manager

Account Manager
Full Time – Exempt
All j4 Development Offices

  • Plans and develops new clientele through direct interface
  • Works with existing clients to further customer relationships
  • Researches and establishes construction pricing
  • Prepares and submits competitive bids and contracts directly to new and existing clientele
  • Closes deals and organizes the commencement of work
  • Interfaces with other various staff member to obtain support and resources to complete assigned projects
  • Attends company, association and client events to solidify client relationships
  • Interacts with project managers during the performance of the job
  • Ensures client satisfaction at all times
  • Approves job costs and pay requests, and submits change orders to client
  • Responsible for negotiations with clients on project cost/profitability/time scheduling for each project
  • Communicates regularly with Property Managers, Project Managers, Suppliers, Vendors and others
  • Handles multiple clients/projects simultaneously
  • Travels out of town, as needed
  • Other duties as required

Qualifications:

  • 3+ years’ experience in building construction, materials and methods
  • Candidate will be committed to following through and will be highly organized
  • Will embrace hands-on work with limited time at a desk
  • Attention to detail and a self-starter will be a requirement as well as thoughtfulness and well-reasoned approaches to problem solving.
  • Able to handle a wide variety of obligations during any given day
  • Comfortable working with technology and strong analytical skills are necessary.
  • Strong written and verbal communication skills are mandatory
  • Great people skills and a positive attitude will also be an attribute of the perfect candidate

Project Manager

Project Manager
Full Time – Exempt

Job Description:

  • Responsible for management of construction projects assigned
  • Responsible for client satisfaction, project quality, cost control
    and schedule adherence
  • Conform to applicable corporate policies and procedures and uphold
    ethical standards
  • Execute on job budgets and length of building projects in order to
    minimize expenses
  • Direct job cost and estimated quantity adjustments (maintain job cost/
    contract balance)
  • Review and stamp submittals, manage submittal process with subcontractors
  • Submit and prepare pay requests
  • Communicate regularly with Property Managers, subcontractors, suppliers
  • Manage close-out documents process
  • Review reports for variances and serves as a point of contact for clients
  • Handles multiple projects simultaneously
  • Travels out of town, as needed
  • Interfaces with other various staff members to obtain support and resources
  • Analyze completed projects to compare estimated costs to actual costs
  • Other duties as required

Project Engineer - Civil

Project Engineer – Civil
Full Time – Exempt
Richardson Office

Job Description:

  • Utilize construction management technical education to determine construction project responsibilities by identifying project phases and elements.
  • Develop construction project objectives by reviewing project proposals and plans.
  • Develop cost estimates for materials, equipment or labor to determine a construction project’s economic feasibility.
  • Visit construction project worksites to clarify scope of work and prepare cost estimates and proposals.
  • Assist with evaluation of projects for constructability and value-engineer cost savings.
  • Prepare subcontracts and purchase orders to help assure that all project goals are being addressed.
  • Monitor the project closeout process to assure timely completion.
  • Assure compliance with federal, state and local legal requirements regulating building construction and submit permit applications to ensure compliance with regulations.
  • Maintain and further develop knowledge of multi-family building construction, materials and methods, including garden style, podium and mid-rise.

Qualifications:

  • Minimum of a Master’s degree in Civil Engineering or Construction Management and one year of experience as a Project Engineer developing estimates based on architectural, civil and MEP drawings for commercial and residential structures in the construction industry required.

Internship Opportunities

J4 Development offers summer internship opportunities to university students with business, management or construction science majors who have completed their sophomore year or higher. Interns receive hands-on experience in an open-door work environment and are given exposure to a range of business functions and processes, gaining invaluable work experience within our close-knit team. Examples of work performed by previous and current interns include schedule estimating, property evaluation and assisting in contract processes. Internships typically run full-time Monday to Friday, June through August, and are paid.
