J4 Development, a multifamily renovation general contractor, announces completion of extensive renovations of Radnor Towers, in Nashville, TN. The $9 million project entailed comprehensive internal and external renovations of the sixteen story, 190 unit low and moderate-income housing community, a HUD Section 202 property. The improvements include important additions for the residential community and impressive new amenities such as a beauty shop, service coordinator’s office, meeting room, community room, computer center and leasing office. The new on-site amenities will improve residents’ access to essential and everyday services. Unit renovations included the installation of ENERGY STAR® appliances, high-efficiency lighting, low-flow water fixtures and low emitting VOC building materials. In addition, building wide upgrades to insulation, such as thermally broken doors and windows, will contribute to reduce the overall energy expenditure. These energy conservation measures are expected to benefit tenants by reducing monthly costs and financial stress factors.
A substantial portion of the project focused on improving safety and accessibility property wide. Both building elevators received all new mechanics, enhancing the structural durability and quality of the elevator systems. This installation was performed using an exterior elevator system, sourced from a local vendor, to minimize the impact on the residents. “Since both elevators were renovated in series, the exterior hoist provided us a way to move materials and labor forces while each elevator was renovated. This provided minimal interruption to the residents’ use of the operational elevator,” explained J4’s COO Paco Torres.
Other safety improvements included full upgrades of the building’s HVAC, plumbing, fire protection and electrical systems and the installation of an ultra-reliable and automated energy outage support system. Property wide ADA upgrades and modifications served to improve overall building accessibility, including modification of all common areas and several units and exterior additions such as accessible parking ramps.
The project contributes to maintain and improve much needed low-income housing units in Nashville, TN.
